About Sprout Tiny Home Village
The 19 acre project provides for 200 IBC-compliant energy-efficient tiny homes, 5 acres of parks, 1,700 feet of Arkansas River frontage with public trail, 3,600 total feet of trails, a restaurant, 96 storage units, and a meeting hall. The village is located at the SW end of the city, along the Arkansas River, and is a short riverside bicycle ride to the heart of town. The tiny home units are designed around common courtyards, are to be an average of 600 sf in floor area, and include porches. Over 150 existing trees will be preserved and over 100 new trees will be planted. Green infrastructure and green streets provide rainwater harvesting and reduce runoff and sediment transport to the river. CGI provided urban design, annexation and planning entitlement approvals, and construction drawings for the village. The sitework has been bid out and is awaiting developer go-ahead on construction. The plan is to set up a temporary manufactured home plant on site. (Nov 2017)Challenges
The City of Salida has a shortage of affordable housing. Much of the existing housing stock is being converted to second homes and short term rentals, and the existing housing prices are escalating.Solutions
Provide a sufficient number of affordable small homes that will provide both short and long term rentals for workers and others who do not presently need larger homes. Provide nice homes with public amenities (park, restaurant, clubhouse, river trails, storage units) in a form that will promote community.Project Images
